From first note to closing.

  • Tell me about the land

    Town, size, anything you already know. If you want a number, I'll get you one. I just need to understand the property so it's a real number, not a guess.

  • I research it

    I check access, terrain, taxes, and what similar parcels actually sell for. If it makes sense, I go deeper.

  • I make an offer, or I don't

    I'll get you a number based on the property, not a template. If I can't make it work, I'll say so rather than waste your time.

  • Paperwork and closing

    If we agree, I send a purchase agreement and handle title through a local title company or attorney. You aren't listing, showing, or fixing anything.

  • You get paid

    At closing, the land transfers and you get paid. I generally handle the closing costs, so more of the money stays in your pocket.
