  • Tell me about the land

    Town, size, anything you already know. If you want a number, I'll get you one. I just need to understand the property so it's a real number, not a guess.

  • I research it

    I check access, terrain, taxes, and what similar parcels actually sell for. If it makes sense, I go deeper.

  • I make an offer, or I don't

    I'll get you a number based on the property, not a template. If I can't make it work, I'll say so rather than waste your time.

  • Paperwork and closing

    If we agree, I send a purchase agreement and handle title through a local title company or attorney. You aren't listing, showing, or fixing anything.

  • You get paid

    At closing, the land transfers and you get paid. I generally handle the closing costs, so more of the money stays in your pocket.

  • The letter, or a note

    Most conversations start because I mailed you. Some start because you found this site. Either way: tell me the town, roughly how much land, and anything you already know. Incomplete is fine.

  • A real conversation

    The more I know about the land, the clearer the number I can give you. Access, wetlands, who's on the deed, how it's been used: all of that helps.

  • I look at the land

    Before I offer, I do enough work to stand behind a number: maps, taxes, comparable sales, obvious access and wetland flags. This is not a six-week study. It's enough to be fair.

  • The offer

    I'll get you a number based on the property, not a template. If I can't make it work, I'll say so rather than waste your time.

  • Contract and title

    An accepted offer becomes a purchase agreement. Then title work. I coordinate a local title company or attorney. You shouldn't have to chase anyone. If something in title is a problem, we'll work it out together.

  • Closing

    You sign. I fund. The land transfers through a local title company or attorney, often in a couple of weeks when title is clean. I generally handle the closing costs, which leaves more of the offer in your pocket.
