I've spent my life outdoors, and I still get caught thinking about what a parcel wants to be. A camp in the woods. A quiet lot by the water. A homesite. Something in the middle of nowhere. Mountainside, river, ocean, downtown. That part of the work never gets old.

I don't try to buy everything. If it isn't a fit, I'll say so. That keeps the offers I do make honest.

A camp, a homesite, recreation, or something quieter. I like sitting with the potential of a piece. That's how I think.
The process
From first note to closing.
Tell me about the land
Town, size, anything you already know. If you want a number, I'll get you one. I just need to understand the property so it's a real number, not a guess.
I research it
I check access, terrain, taxes, and what similar parcels actually sell for. If it makes sense, I go deeper.
I make an offer, or I don't
I'll get you a number based on the property, not a template. If I can't make it work, I'll say so rather than waste your time.
Paperwork and closing
If we agree, I send a purchase agreement and handle title through a local title company or attorney. You aren't listing, showing, or fixing anything.
You get paid
At closing, the land transfers and you get paid. I generally handle the closing costs, so more of the money stays in your pocket.

Do I have to sell?
No. If the timing is wrong, the number doesn't work, or you simply don't want to sell, that's the end of it.
How do you come up with an offer?
I look at the land itself: access, wetlands, terrain, taxes, title, and what comparable parcels actually sell for. I also look at the highest and best use of that particular piece, because every lot is different. I don't mail a one-size number pulled off a spreadsheet.
What if the land has problems?
Back taxes, no road, wetlands, timber issues, cloudy title, siblings on the deed. Tell me. Some of that is workable. Some of it isn't. I'd rather know up front than waste your time.
How long does this take?
If we agree, I move directly. Title and closing depend on the property and the county. We often close in a couple of weeks when title is clean. I'll say so if something is going to take longer.
