Is this legitimate? How do I know who you are?

Do I have to sell?

No. If the timing is wrong, the number doesn't work, or you simply don't want to sell, that's the end of it.

How do you come up with an offer?

I look at the land itself: access, wetlands, terrain, taxes, title, and what comparable parcels actually sell for. I also look at the highest and best use of that particular piece, because every lot is different. I don't mail a one-size number pulled off a spreadsheet.

What if the land has problems?

Back taxes, no road, wetlands, timber issues, cloudy title, siblings on the deed. Tell me. Some of that is workable. Some of it isn't. I'd rather know up front than waste your time.

How long does this take?

If we agree, I move directly. Title and closing depend on the property and the county. We often close in a couple of weeks when title is clean. I'll say so if something is going to take longer.

Who pays closing costs?

I generally handle the closing costs, on my side and yours, so more of the money lands in your pocket. If there are back taxes and they're reasonable, I usually cover those too. Whatever we agree on gets written into the contract before you sign.

Can I sell if I inherited the land, or own it with family?

Often yes. Everyone on title generally needs to agree. Inherited and out-of-state land is a large part of why people sell vacant lots in the first place. We can talk through it.

I don't live nearby and haven't seen the land in years.

That's common. Distance is one of the main reasons vacant land sits. You don't need to visit it for us to have a conversation.

Will you actually look at the property?

When it makes sense, yes. I like to see a piece when access, terrain, or wetlands are unclear, or when walking it would tell me something the maps can't.

Do you only buy in Maine?

I'm based in Maine, and I love to travel. I'm open to buying vacant land anywhere in the country. Tell me where it is.

Are you one of those national cash-for-land companies?

No. You talk to me. I send simple letters, I care about the land itself, and I don't try to buy every parcel on a list.

What do you do with the land after you buy it?

I try to find the highest and best use of the land and see where that leads. Every piece is different: different potential, different demand.

What's the 888 number on the letter?
